For the year 2024, for the first time in a long time, there will be a significant change in the calculation of maximum mortgages. This is because the energy label will now play a role in the calculation methodology for the first time. Two important principles apply here.

 

Mortgage without energy saving features
If no energy-saving measures are included in the application, then part of the mortgage amount can still be disregarded when calculating the maximum mortgage. In this regard, the more favorable the energy label, the higher the loan amount. The relationship between the energy label and the additional mortgage amount is as follows.

Mortgage with energy saving features
If the mortgage application does include an amount for energy saving features, then according to the table below, an additional amount will be disregarded. In this case, the reverse applies: the lower the energy label, the more additional amount can be borrowed for energy-saving features. This principle is based on the idea that homes with a low energy label have relatively the highest savings on monthly energy costs.

The new rules apply separately from each other
Perhaps the best part is that these rules apply separately and can therefore be combined. The extra borrowing capacity that applies to a mortgage where energy-saving facilities are financed can be added to the extra borrowing capacity based on the energy label. The total is then as follows.
